The office tower is the first phase of development within Sunroad Enterprises' master-planned Sunroad Centrum community. In its entirety, Sunroad Centrum will include one million sf of class A office space, more than 1,000 residential units and a two-acre park.

Richard Vann, executive vice president with Sunroad Enterprises, says that the developer sought to create "a building that would combine sustainable design, minimize impact on the environment and improve cost efficiency for our tenants." The new tower is located midway between Clairemont Mesa Boulevard and Balboa Avenue, close to the 163, 805, 15 and 52 freeways.

The project was designed by architect Brian Paul & Associates and is being marketed by Mark Wayne of Cushman & Wakefield, along with Eric Vann and Steve Wolf. It features parking at a ratio of four spaces per 1,000 sf of office area, an exercise gym with showers, signage opportunities and high visibility.
