Sea Gate Plaza will occupy the block on the west side of Southeast Third Avenue between 8th and 9th streets. The site has been cleared for the project, which is expected to be available for occupancy in late 2009. CB Richard Ellis, which is handling the leasing for the project, has an on-site leasing office at 224 SE. 8th St.
The project's ground floor will include 12,000 sf of retail, including space for a bank with a drive-through window, restaurant and specialty stores. The project will have 71 parking spaces in an attached seven-story garage. Other features include rooftop lap pool, fitness center, bicycle racks and shower facilities to accommodate tenants. The project is located two blocks from the county courthouse and is close to other Downtown offices and Las Olas Boulevard's dining and entertainment district.
To achieve LEED status, the developer is planning environmentally friendly features like thermal-comfort windows and a facade designed for temperature and humidity control that maximizes use of solar lighting. Other features include power-efficient lighting fixtures that turn off automatically in non-occupied hours, water-saving bathroom fixtures, recycled waste water and diverting rainwater to landscaping to achieve a 50% reduction in water usage. The developer says he also will implement green practices during construction, including special pollution prevention, erosion and sediment control measures, and pre- and post-development runoff controls.
The building has been designed to withstand a Category 4 hurricane. It also will have back-up generators so the building can be operational in the event of power outages.
According to CBRE's latest market report for Broward County, Fort Lauderdale's Downtown had a 16.2% vacancy at the end of 2007. The average office rate was $20.95 per sf.
