Building owner Piedmont Office Realty Trust was represented in the lease transactions by Smith and Mike Curran. Veolia will occupy the entire 79th floor of the building, which will serve as the firm's North American headquarters. The firm, which will be moving into the new space in August, will be consolidating people from several different locations and did not previously have a separate headquarters for its operations, Smith says. Veolia was represented in the lease transaction by Leslie George, Kevin Duckler and Scot Warady, all with Newmark Knight Frank. The firm received a tenant improvement allowance and some free rent.
Jones Lang LaSalle is expanding the amount of space it occupies in the building to a total of more than 164,000 sf on the 43rd through 47th floors. The term for the expanded space is coterminous with the firm's existing lease, which has eight years remaining, Smith says. The firm will move into the new space in the third quarter. Steve Steinmeyer, with JLL, represented the firm in the lease transaction. The firm received a tenant improvement allowance, Smith says.
The center is more than 90% occupied. The asking lease rate is between $16 per sf and $20 per sf net, Smith says. Other tenants include Aon and DDB Needham.
