The company, which is the global IT services arm of Wipro Ltd., has its US headquarters in New Jersey. Wipro was seeking a strategic location for its new development center and considered markets across the country. "Among other variables, factors such as the sourcing of IT talent from local universities, the ease of travel and the reasonable cost of living weighed heavily in Atlanta's favor," says Wipro CFO of Americas and Europe Sridhar Ramasubbo.
CB Richard Ellis Atlanta Office Landlord Representation Group first VP Alex Cobble represented Piedmont Center 14 owner and manager, America's Capital Partners, in the transaction. LRE Solutions president Rich Garchar represented Wipro.
Piedmont Center 14 is a 300,605-sf, 16-story building that is located above the two-million-sf Piedmont Center complex located in the Buckhead submarket of Atlanta. Among Wipro's reasons for selecting the location is the building's 150-seat conference center with theater seating, which will soon undergo renovations. The building also has a new café and fitness facility, and covered and surface parking, which is rare in Buckhead. With the Wipro lease, the building is 86% occupied.
"We looked extensively at all major submarkets in metropolitan Atlanta and Buckhead emerged in the top three," Garchar says. "Buckhead's central location will give Wipro the ability to draw from a huge employee base."
