The two largest leases of the four were each more than 7,000 sf, as TD Banknorth renewed at 7 New England Executive Park and Expressor Software Corp. commits to run its headquarters from 1 New England Executive Park. In that same building, Xinnovation Inc. leased more than 6,000 sf and Kelly Services Inc. took 5,000 sf.

EOP was represented in all four negotiations by Colliers Meredith & Grew's leasing team of John Carroll III, Matthew Daniels, Elias Demakes and Michael Zieja. Richard Sahakian of CB Richard Ellis represented TD Banknorth, while David Campbell of Newmark Knight Frank was agent for Expressor Software. Xinnovation's broker was James Halepis of UGL Equis Corp., and Stevens Group principal Debra Stevens acted on behalf of Kelly Services.

Terms of the latest agreements were not revealed, but NEEP is considered a leading address in a market that has seen some class A deals struck in the $40-per-sf range. Jones Lang LaSalle puts the average asking rate for Route 128 Northwest at $27.23 per sf, second highest after the average of $32.19 for Route 128 Central. The submarket of 13.2 million sf also has the second tightest vacancy among seven submarkets tracked by JLL, with the 13.9% rate trailing only the 8.6% rate registered in Route 128 Central. Route 128 Northwest had one of the strongest years of any submarket in positive net absorption as well, according to JLL.
