The Boca Raton-based developer isn't disclosing the project costs associated with Valencia Square, ticketed for the northwest corner of Jog and Woolbright roads. The project will be anchored by a Publix supermarket, which preleased 46,000 sf. Leases also were signed by Bagelsteins, a delicatessen-style restaurant, which took 3,500 sf, and Wachovia for a 4,500-sf spot. The line-up will include a 1,200-sf Dryclean USA, 4,000-sf David & Co., which is a nail and hair salon and spa, and 4,200-sf Fifth Third Bank. To date, 62,955 sf has been preleased.

The development is located in an area that has seen a lot of residential growth. Valencia Pointe, a single-family home development, is under development on Woolbright Road next to the planned shopping center. Close by are two other under-construction residential projects. In a one-mile trade area, the average household income exceeds $92,000 per year. The population is 187,380 in a five-mile radius, according to Woolbright.

"This location is ideal because it is one of the last remaining parcels in the area," Peter Schlang, Woolbright's director of leasing, tells GlobeSt.com. "Additionally, the area has strong demographics and the center will attract shoppers from West Boynton, Delray Beach and Boca Raton."

Woolbright did not disclose targeted rents for the project. According to CB Richard Ellis' fourth quarter 2007 retail report for Palm Beach County, a similar retail project under development along Gateway Boulevard, the 92,000-sf, Publix-anchored Quantum Village, is expected to have rental rates from $32 per sf to $37 per sf.
