The move to 21,102 sf, will be an expansion of space by 21%, according to a released statement on the lease from Studley. The group will occupy the entire 20th floor of the building. DRI chose the location because of the central location and the amenity center, such as a fitness center, bike room and concierge, Kostecki says. DRI is expected to move into the new space in December, Kostecki says.
Lease incentives included free rent and a tenant improvement package. The asking lease rate in the building is between $18 per sf and $22 per sf net, he says. The 803,046-sf building was designed by Helmut Jahn in 1981 and renovated in 2002. The building is 73% occupied. Major tenants include FINRA, the law firm Ross, Dixon & Bell LLP and consulting firm Alvarez & Marsal.
Kostecki and Nikki Krohn, with Jones Lang LaSalle, represented the building owner, 55 West Monroe LLC/LaSalle Investment Management. Tiffany Winne and Lisa Davidson, both with Studley, represented DRI.
