IDI vice president of leasing in the company's Atlanta regional office Lisa Ward tells GlobeSt.com that the project is expected to cost in excess of $120 million. "We are currently marketing the project for build-to-suit or speculative space," Ward says. "We anticipate that space will attract large warehouse- or distribution-type tenants."

The company plans to begin construction in the third quarter on the park's first building, an inventory facility of about one million sf. The rest of the park will feature a variety of build-to-suit and inventory space, with individual spaces ranging from 30,000 sf to 1.1 million sf.

The park is located about 50 miles northeast of Atlanta on 225 acres at the intersection of Interstate 85 and Georgia Highway 82. The area has seen strong demand for distribution space with large tenants such as Sears Logistics with 773,000 sf, Haverty's with 610,000 sf, Progressive Lighting with one million sf and the Home Depot with 546,000 sf. Ward says IDI will move forward with additional buildings in the park as demand for the space dictates. IDI anticipates the project will have a total build-out of five to seven years.

"This is an excellent location for regional distribution," says Ward. "The site fronts Interstate 85 at a full interchange and it is located in the largest bulk distribution market in metro Atlanta, where vacancy rates for bulk space are only about 8%."

The project is IDI's second in the Northeast Atlanta submarket. The company has also developed seven buildings with 2.8 million sf at Hamilton Mill Business Center. There are 47 acres of land left to develop at Hamilton Mill Business Center. "We don't anticipate much overlap between the two projects," Ward says. "Jefferson Distribution Center will be a replacement park for first generation space."
