Lease Deals Total 186,000 SF

[IMGCAP(1)]NEW YORK CITY-Los Angeles-based CB Richard Ellis arranged a slew of leases over the past few days here. American Language Communication Center signed on for 65,000 sf at 229 W. 36th St.; the School of Visual Arts committed to a 54,000-sf sublease at 335 W. 16th St.; litigation firm Kobre & Kim LLP has doubled its presence in Manhattan, leasing 40,000 sf at 800 Third Ave.; and Gaiam takes 12,000 sf at 350 Madison Ave. CBRE also arranged 15,000 sf for the Ms. Foundation for Women at Twelve MetroTech Center here at 330 Jay St. in Brooklyn.

The American Language Communication Center signed a 65,000-sf lease at 229 W. 36th St. ALCC will relocate its Manhattan facilities, which are currently situated within the Hotel Pennsylvania at 401 Seventh Ave. A CBRE source tells GlobeSt.com that average asking rents at 229 W. 36th St. are in the mid-$40s per sf.

The CB Richard Ellis team of David Hollander and Sacha Zarba negotiated the 20-year lease on behalf of the building ownership, Real Estate Capital Partners. Howard Simson and Jarod Stern of Studley represented ALCC.
