The development will be on approximately 25 acres near the intersection of Interstate 80 with LaGrange Road. The water park will have an old baseball park theme, Burke tells GlobeSt.com. The park will have "more of an industrial look on the inside like an old South Side steel mill," Burke says. "All of the mechanical rooms will be exposed behind glass so people can see." Connected to the resort will be a 105-room themed hotel. The resort will have restaurants, a coffee shop, an ice cream shop, gift shops and an arcade. There will also be a 125-room Hyatt Summerfield Suites. The water park and hotels will be managed by American Resort Management LLC, based in Erie, PA.

A seven-story, 97,000-sf, multi-use building will have a restaurant and retail on the ground floor, office space and residential condominiums, he says. The asking lease rate for the retail space will be $25 per sf net, Burke tells GlobeSt.com. Two out-lots have already been committed as well. Stoney Point Grill and Off-Track Betting Facility, which is co-owned by Burke, will be relocating from within the village and Sabor Do Brasil will be relocating from Orland Park, Burke tells GlobeSt.com.

The buildings and sports complex will surround four baseball fields, with two having the ability to convert to a football field, Burke says. The fields will be geared to youth traveling sports teams, he says. An operator for the sports complex and fields has not been determined yet. Two parking garages, with a total of approximately 1,000 spaces, will also be part of the development. Construction on the development is expected to begin in the late spring or early summer and be completed in December 2009.

J-4 acquired approximately the land several years ago, Burke says. "What we had been trying to determine is a good mix to put" on the site, he says. "We originally wanted to do retail [but] the retail market in this area is not doing very well." The developers expect to attract regional youth baseball and softball tournaments whose attendees will then use the water park and hotel facilities. "There is nothing like this in the country," he says.
