Cermak Produce signed a lease with a term of 10 years with options, Graham says. The term for FASMA's lease is 15 years and the term for Anna's Linens' lease is five years. The space in Hawthorne Works is the first Midwest location for FASMA, based in Monterey, Mexico. The retailer chose Cicero because "they were looking for high Hispanic and Latino areas and that is one of the highest densities of Hispanics in Chicagoland," Graham says. Robert Mendoza, with LMR Real Estate, represented FASMA in the lease transaction.
Lawrence Tucker, with Tucker Real Estate, represented Cermak Produce. Graham and Bob Miller, also with CB Richard Ellis, are the leasing agents for the shopping center.
The 311,000-sf shopping center, which was constructed in the mid-1980's, is 94% leased. The anchor tenant for the shopping center is Kerasotes Theatre, which opened a 14-screen theater in November 2006. Other tenants include Office Depot, Dollar Tree, Banco Popular and Dots. The asking lease rate for the shopping center is between $18 per sf and $30 per sf, net, Graham says. The property is the site of a former telephone factory of the same name, and one of the towers from the factory remains standing.
