For C&W, Ben Brenner and Dan Johnsen of the firm's Morristown and East Rutherford offices, respectively, are heading the assignment. The space in the 22-year-old building is currently listed with an asking price of $15 per sf, and EY has primed the pump with some renovations to the building's roof, elevated parking decks, lobby, and HVAC and security systems.

"The property's location and management are drawing great interest from prospective tenants," says Brenner. That location is the junction of I-80 and Route 46, adjacent to Willowbrook Mall. "We already have several leases out for the available space."

"In what is considered a relatively flat office market, the current activity at 65 Willowbrook Blvd. is extraordinary," Johnsen says. "EY Partners' willingness to make aggressive deals is contributing greatly to this rapid progress."

The space was freed-up when the building's major tenant, Ameriquest Mortgage, consolidated and relocating. The 40,000 sf currently occupied is divided up among approximately 10 tenants, mostly consulting firms.
