Company leaders stamped a stair-stepped lease for as-is space in the 137,500-sf warehouse at 1225 N. 27th Ave., according to the tenant's rep, Bob Hagewood, vice president with Dallas-based Stream Realty Partners LP. "They didn't need to be on the airport, but proximity to the airport was important," he tells GlobeSt.com, adding that options were limited for "comparably sized space that was functional for their use."

Hagewood says there was an extensive search in and around the airport for a relocation site. But none, he says that matched finish-out and price "that made it appealing to make a move" of World Cargo's existing distribution and headquarters operations.

World Trade Cargo has its share of the building divvied into 2,368 sf of office and 35,132 sf of warehouse, boasting six dock doors and a 24-foot clear height. Owned by Denver-based DCT Industrial Trust, the space was being marketed for $4.25 per sf, triple net, by Lee & Associates DFW managing principal Ken Wesson and principal Greg Nelson.
