"The decision to expand in this location was driven by the growth in our New Jersey multi-client warehouse services," says Faith Ross, director of multi-client operations for Menlo Worldwide, a third-party logistics services provider. "ProLogis was able to provide a facility with the right size and location to meet the needs of our customers and enable us to effectively manage our growth. They have an understanding of the 3PL industry and the critical need to offer the seasonal flexibility that our customers need."
"Menlo now leases nearly 1.8 million sf with us in nine locations worldwide," says Paul Loosmann, SVP and Northeast regional director for ProLogis. The Denver-based company has its regional office in nearby Cranbury. "We hope to conduct more business with them as they continue to expand their footprint globally."
Menlo Worldwide's new location is a couple of miles from the New Jersey Turnpike, in that highway's Exit 8A industrial submarket. The company will use the facility as part of its new multi-client network program, which is aimed at providing more flexibility for clients by deploying services for two or more companies in the same building, according to Ross.
ProLogis has owned the building at 25 S. Middlesex Ave. since early 2003, when it acquired it from electronics giant Sony. It was originally constructed as a build-to-suit for Sony by Matrix Development Group, with Sony eventually taking a 100% interest in the asset before consolidating the local operation to other sites. The 37-acre property was on the market for less than six months before ProLogis picked it up five years ago.
The building was subsequently occupied for a time by US mail and freight consolidator MailCon, before that company moved to a smaller ProLogis-owned facility in the region.
