Deerwood is planning to construct an office building designed to withstand a Category 5 hurricane with back-up power capabilities. The building is designed to accommodate financial institutions and other tenants seeking to locate operations centers or data processing functions. The site has access to a fiber optic "pipe" and to Florida's Turnpike Extension, the Palmetto Expressway and State Road 878.

The seller was represented by ComReal Miami Inc. Industrial Division vice-president Edward Redlich, partner Viktoria Telek and partner Jason Machado. The buyer was represented by David Colonna, of Colonna Properties.

PRC has previously used the land as a parking lot for 300 employees that once occupied the two adjacent office buildings, the 11,000-sf Deerwood Office Space and the 22,000-sf Deerwood Center, that were used for its call center operations. PRC vacated the properties in fall 2007. In November, Deerwood Office Space was leased to Enterprise Rent-A-Car for its South Florida Regional Headquarters and, in December, Deerwood Center was sold to Sunrise Home Health Care Co. for $3.5 million. The seller in the transaction was Burger King Corp., which once used the property as the Burger King Headquarters' backup data center.
