TCC got first-floor space in Hillwood's headquarters building, the 57,000-sf Heritage Commons I at 13600 Heritage Pkwy. The office had been used by Texas Christian University for MBA courses, allowing TCC to step into ready-to-go space with classrooms, administrative space and a lecture hall. "This fit very nicely with what they're doing," says Joseph Maly, vice president of Hillwood Properties.
Maly tells GlobeSt.com that lease talks began in earnest in March 2007 after long-time on-off discussions about the idea as AllianceTexas' job count increased through the years and TCC's Stop Six training center at 5901 Fitzhugh St. proved its mettle for the region's manufacturing industry. Through the specialized program, companies can hire TCC to train employees for specific jobs. TCC's new center will service the entire region and not just AllianceTexas companies.
Maly says the AllianceTexas center will be geared toward supervisory, administrative, computer and light-assembly training unlike the 60,000-sf center in the Stop Six neighborhood, which was set up about eight years ago to service manufacturers, predominately the airplane industry. FoxConn Technology Group, a 66,000-sf cell phone manufacturer at AllianceTexas, already is utilizing the TCC program. "In most cases the companies find them [TCC], but they can go out an explore themselves," Maly adds.
Kathleen Noble, TCC associate vice chancellor of continuing education services, says the college staff "specializes in providing the training required by 85% of the existing Alliance jobs" in terms of degrees, certifications or customized programs. In addition to the center, the TCC team will do on-site training.
Maly says TCC and Hillwood struck a direct deal, building in a right of first refusal on a 1,200-sf spot beside its just-opened training center. And if more room is needed, he says it's available right across the hall. TCC took the last available space in Heritage Commons I, joining Falls Church, VA-based DynCorp International LLC, Galderma Laboratories Inc.'s US team and Hillwood.
Hillwood Properties president Michael Berry sees the center as "an innovative asset" for the park and one that will provide advanced training for the park's growing logistics workforce and other AllianceTexas' diverse roster of employers. Since 2006, more than 4,500 jobs, mostly white-collar, have been created at AllianceTexas.
