A large printer and copier dealer in the DC area, Capitol Office will be moving to 9065 Guilford Rd., a one-story flex building that will serve as the company's headquarters. The aggregate value of the deal is $8 million, according to Studley.
Capitol Office will be moving its headquarters from its current location at 12301 Kiln St. in Beltsville, MD, as part of a corporate consolidation. Up until now it has been operating out of offices in both Prince George's and Howard counties in Maryland. However, it outgrew these spaces and decided to look for a more central location to service its Washington-Baltimore client base.
The site Studley eventually located for the company had been vacated by a tenant, although it was still under lease, thus allowing the brokers to negotiate an "aggressive" deal for the client, the firm reports. Move in is scheduled for Q1 2009.
