The class A medical office complex is located on 4.6 acres and consists of four identical, 8,000-sf buildings. Built in 1996 and 1998, the buildings are 90% leased to several tenants, including First Service Administrators and Pediatric Health Choice.
The property is located within close proximity to Lakeland Regional Medical Center, the main location of private medical group Watson Clinic LLP. It is also one mile from Central Florida SurgiCenter, which was acquired by Grubb & Ellis Healthcare REIT as part of its Medical Portfolio 1 in February.

Watson Clinic has multiple locations in the Lakeland area, including the Center for Cancer Care & Research, the Watson Clinic Center for Rehabilitative Medicine and the Women's Center.
