HCT Development, a Minneapolis-based LLC formed in late 2006 specifically for the project, is pursuing the project. A managing member of HCT is Thomas J. Brink, also a member of Black Diamond Resorts - Vail LLC, developer of the Four Seasons in Vail.

Located at 250 South Frontage Road West, one shuttle stop from the Lionshead Gondola and one-quarter mile from Vail Village, Evergreen Lodge was developed in the early 1970s and last renovated in 1997. It has 136 over-sized guest rooms, a large sports bar, a heated outdoor pool, 4,000 sf of function space and a handful of condominiums.

As Fairmont Vail, it would have 128 hotel rooms, 73 condos, additional "residence club homes," a 10,000-sf spa, 9,500 sf of "function space" and restaurants. It was not immediately clear whether any new buildings would be developed or whether existing buildings would be torn down. Fairmont Resorts could not provide additional detail and the developer could not be reached Monday for comment.
