BMAR Associates has moved into the entire fourth floor. More recently, Teledyne Brown and the Judge Group inked 2,302 sf and 2,556 sf, respectively, on the first floor. Other tenants in the building include the Survice Engineering Co., the Mitre Corp. and Engineering and Professional Services Corp. Asking rates for the building are $17.50 triple net, a spokeswomen tells GlobeSt.com. Teledyne Brown and the Judge Group will move into their space within 30 to 60 days, once TI improvements are complete, she adds.

According to Joe Bradley, a broker with Manekin, who handles leasing and sales at Water's Edge with Matthew Haas, VP at Manekin, BRAC is attracting a lot of interest in the building. "We are seeing a steady stream of leasing activity and are in negotiation with more companies relocating to the area due to BRAC," he says.

Water's Edge is a $60 million, mixed-use project under development at the intersection of Routes 40 and 543. When it is finished, the 467,000-sf campus will have four mid-rise office buildings and eight one-story office/service buildings, as well as a hotel, restaurant, putting green, nature walk and fitness center. Manekin provides the leasing, construction and property management services and shares development responsibilities with Clark Turner, which also is developing townhouses and condominiums on the site.
