The development will have a total of 93 condominiums and 26 townhomes. The estimated cost for the three-phase development is between $65 million and $70 million, says Hank Haff, partner with GSH development.
The condominium units will have one to two bedrooms with a range from 1,262 sf to 2,239 sf. The sales prices for the units range from $395,000 to $749,000. The townhome units will have two to five bedrooms with a range of 2,473 sf to 2,817 sf. The sales prices for the townhomes range from $790,000 to $940,000. The development will also have two parks with wood and stone gazebos, and a natural pond. Amenities include a greeting room, community room with bar and fireplace, elevators and both ground-level and below–grade parking. Hamptons of Hinsdale is also near Illinois Route 83, Interstate 294, Interstate 55, Ogden Avenue, the Hinsdale Golf Club and Oakbrook Center.
Construction is almost finished on the first phase of the development, with occupancies expected in the middle of June for the townhome units and early September for the condominiums, Haff says. The first phase will have one condominium building and two townhome buildings. The units in the first phase are 55% sold, he tells GlobeSt.com. "I think that we are going to very quickly move in to phase 2 on the townhomes," Haff says. The second phase will have one building of condominium units and two townhome buildings and the third phase will have two townhome buildings and two buildings of condominium units, he says. The entire development is expected to be complete in within a three to three and a half year period, Haff says.
The property was previously the site of 22 apartment buildings, which were demolished. BSB Design, based in Palatine, IL, is the residential architectural design firm for the project. The buildings will have between three- and four-stories and have a New England shingle style with staggered rooflines and eaves on multiple levels. Klein Construction Services Inc., based in Burr Ridge, IL, is the general contractor for the development.
