One of the buildings will total 827,000 sf and be used by Crate and Barrel to store its furniture products. The second building will be 398,000 sf and used as a distribution center for its housewares products. ProLogis will own the buildings and the land. The details of the lease agreement were not released and not otherwise readily available.
Crate & Barrel will use the new facilities to consolidate Northern California operations that are currently spread among three facilities in different cities. The Crate & Barrel Web site did not list all three existing warehouses but did list two, a housewares distribution center at 25084 Schulte Road in Tracy and furniture distribution facility at 2820 W. Winton in Hayward.
The two new facilities will be the first two developments at ProLogis Park Tracy II, a 160-acre site in the Tracy submarket, 50 miles east of Oakland and in close proximity to Interstate 5, I-580, I-205 and a Union Pacific rail line. The development will be located off the southwest corner of Paradise Road and Chrisman Road. At full build-out, the park will include at least three buildings for a total of more than 2.8 million sf.
The will be built with LEED certification from the US Green Building Council in mind; the level of certification it hoped to achieve has not yet been determined. Sustainable design and construction techniques to be used include extensive use of recycled and locally sourced construction materials and the installation of an energy-efficient fluorescent lighting system.
