The division of Irving, TX-based JPI will break ground on Jefferson at Half Street in September. The first units will be available by June 2010. Units will range from urban studio apartments to two-story lofts with 18-foot vertical windows. Jefferson at Half Street will also include 12,000 sf of retail. JPI was unavailable to comment on the project by deadline.

The project is part of Capitol Yards, JPI's $500-million master-planned development between the US Capitol and the new Washington Nationals Ballpark. Other multifamily developments JPI is undertaking in this submarket include Jefferson at the Ballpark, a $150-million, 400-plus unit development, and 70 and 100 Eye St., $140-million and $80-million developments, respectively.

Jefferson at Half Street will have eco-friendly features like low-flow bathroom fixtures, Energy Star appliances and programmable thermostats, central plant mechanical systems, low-e glass windows, commercial grade air filters, eco-friendly paints and carpets, and a green roof. Also, only condensation from the air conditioning units will be used to water the property. The building also will have an outdoor pool and spa, Internet cafe, coffee bar, fitness facility, dog park, rooftop outdoor movie theater and a club room with bar and billiards.
