The 96-unit dormitory, with 276 beds, will go up at the corner of Louis J. Rodriguez Drive and Midwestern Parkway. "This will be a very nice improvement to the campus. Midwestern is a very heavily traveled street," says Jack Seay, senior development manager for the Irving, TX-based niche company.

Brad Parker, Collegiate's development manager, says the three-story building, with two- and four-bedroom units, will take one year to build. Dallas-based Hensley Lamkin Rachel Inc. of Dallas is the architect; with Pacheco Koch Consulting Engineers, also from Dallas, as the civil engineer.

The university's newest on-campus dorm, which has yet to be named, will be a C-shaped design with a courtyard that connects to a new recreation center. In the coming weeks, Collegiate's crew will raze a single-story athletic department building to make way for the new dorm.

Given the design and building's amenity package, Parker says it most likely will be reserved for upper classman. Interior perks include full-size kitchens, with appliances, furnished living rooms and bedrooms, cable TV and high-speed Internet access, features in keeping with on-campus development trends all across the nation.

"Our market study for this facility is very favorable," Seay tells GlobeSt.com. "A lot of students want to stay on campus. Our studies show more demand than what we're building."

The 1,100-student university has 1,075 beds in five residence halls and one apartment complex, Collegiate's first project on the campus. The 96-unit Sunwatcher Village is 336-bed, garden-style complex that delivered in July 2003. And, it opened to a full house, Collegiate's team says.
