With its headquarters located at 90 Fifth Ave., this is the firm's second Chelsea location. The building has an average rent of $47 per sf.

Perry Mesmer, senior managing director and Marty Meyer, senior executive managing director, both of GVA Williams, represented the landlord, 902 Broadway Associates. The firm is the managing agent for the building. Gerry Miovski, a SVP along with associate Barry Finkelman of CBRE represented HealthSTAR. A CBRE source tells GlobeSt.com that they are unable to provide takings rents or an aggregate lease value at this time; however a GVA Williams source tells GlobeSt.com that the aggregate value of the lease is just over $1 million.

"HealthSTAR Public Relations is a growing public relations firm that works with the giants in the pharmaceutical industry," Miovski tells GlobeSt.com. "And while HealthSTAR considered moving to other areas in Manhattan, it very much wanted to remain in the Union Square neighborhood."

Mesmer says in a prepared release that "this office location, just five blocks away from its headquarters, will add to the public relations firm's panache. There was already a tenant in place at 902 Broadway, Mirisel FD LLC that wanted to consolidate under one roof and needed more space."

Mesmer says that they were able to negotiate an early termination. "The early exit was an opportunity for HealthSTAR to expand in Chelsea."

Build in 1913, 902 Broadway is a 20-floor, 330,000-sf building located on the corner of East 20th Street. HealthSTAR, which specializes in healthcare, medical and pharmaceutical communications, joins architectural, advertising and other creative firms already in the building.
