The information technology firm is on the eighth floor of the building and has the option to expand to an additional 4,000 sf to occupy the entire floor, says Rhea Campbell, an associate with CB Richard Ellis. Campbell represented Blackwell in the lease transaction. Joe Alberts with Lincoln Property Co. represented building ownership.

Blackwell has been a tenant in the building since 2000 when it signed a 10-year lease, Campbell says. The renewal will start now as opposed to 2010. By renewing three years early, Blackwell was able to receive a lower rent than they had been paying, she says.

The company had considered moving to elsewhere in the city or the suburbs before it decided to remain. However, Blackwell had recently obtained a couple of new clients and believed the current building would be the best location to serve the clients, she says. The 518,825-sf building was constructed in 1961 and renovated in 2006. The 20-story building is 96% leased. The asking lease rate is between $19.50 per sf and $24 per sf net. Other tenants in the building include Archipelago, architectural firm Greeley & Hansen and Sun Trading, Campbell says.
