"It's a great location and certainly we expected it to lease up relatively quickly," says Bart Anderson, senior associate at CB Richard Ellis. "I think that the building is in the heart of a key distribution market and is why PBD chose to run their operation out of this facility.
[IMGCAP(2)]CBRE brokered lease of the building this week as well as the sale of the building to the Hampshire Cos. last year, as GlobeSt.com previously reported. The warehouse sits near the Pennsylvania Turnpike and Highway 114 and allows tenants access to Routes 81 and 78, which is an ideal choice for a company that needs to ship products on a massive scale.
"Mechanicsburg is really a central distribution market for Pennsylvania. We have many companies choose to do their eastern seaboard distribution from here," Anderson tells GlobeSt.com. "Any companies that are doing Internet type fulfillment prefer this area because we do have a Fed Ex hub and a UPS hub nearby."
[IMGCAP(3)]The distribution company needs to be near shipping, and chose the current facility because it is "only a 12-minute drive from a Fed Ex hub and a 20-minute drive from a UPS hub," according to Anderson. PBD sends more than 4.5 million packages each year, according to its homepage.
The complete facility has 550,000 sf of warehouse distribution space on 106 acres of land. Now, there are more than 270,000 sf of warehouse space and 60,000 sf of shop or office space. Anderson and his team are working on those leases as well.
"There has been interest but nothing definitive yet," says Anderson. "At this point we have a couple of users that would be interested in taking down some of the office in conjunction with some warehouse or what we call 'shop space,' but there's nothing final at this point." PBD also has distribution centers in Georgia, Illinois and Hong Kong.
