The 114-acre mixed-use development will have 1.3 million sf at build-out. Phase one's anchor is a 177,500-sf Super Target set on 15 acres at the intersection of Signal Butte and US Route 60. Preleases are in hand for Dick's Sporting Goods, Marshalls, Petco, Bank of America, Cracker Barrel and Shoe Carnival. The national retailers are taking 150,000 sf of the first phase.The residential component is under way. Delivery of the 384-unit District of Mountain Vista is anticipated for early 2009.

Tampa-based DeBartolo's team was unavailable to be interviewed by deadline. In a press release about the groundbreaking, the developer says Mountain Vista Marketplace will generate millions of dollars in revenue for the city. Mountain Vista Marketplace's second phase will contain about 300,000 sf of additional retail space, roughly 200,000 sf of office space and hotels. The pedestrian-oriented project is being built to complement the nearby Mountain Vista Medical Center at 1301 S. Crimson Rd.

"We are excited to deliver the convenience, revenue and entertainment that East Mesa certainly deserves," Erin Nellis, DeBartolo's development officer in Phoenix, says in the release. The project architect is CLC Associates of Scottsdale. Vratsinas Construction Co. of Little Rock is the general contractor. Dallas-based Staubach Co.'s Phoenix team holds the retail leasing assignment.
