Building owner Dow Jones & Co., which also owns the surrounding 450,000-sf, multi-building campus and occupies a portion of its space, was represented in the transaction by John Giordano III, a principal in the Murray Hill, NJ office of the Staubach Co. Protech was represented by Gerry Fennelly of NAI Fennelly, based in nearby Hamilton, NJ.

Terms of the lease were not disclosed. Availabilities amounting to approximately 59,000 sf remaining within the complex's Building Three are currently listed with an asking price of $17.50 per sf. Those availabilities are also listed with what is termed an "aggressive workletter."

"We have been actively marketing this building on behalf of Dow Jones," Giordano says. "Protech Solutions was seeking as-built and furnished space in the Princeton corridor for a quick occupancy. That made this a perfect match for both companies."

Located just to the north of Princeton, the Bernard Kilgore Center including Building Three is situated at the intersection of Route One and Ridge Center. The complex was built in 1998 to house a variety of Dow Jones' operations.

For its part, Protech Solutions is an information technology services provider involved in the development, maintenance and enhancement of automated systems. The local signing represents a new regional office for the company, which has its headquarters in Little Rock, AR.
