The Munich-based BSH currently operates seven factories and two offices in Spain, with its regional headquarters team located in Parque Empresarial Plaza in Zaragoza--two miles from the development site. ProLogis' project manager Cristian Oller designed the rail-served distribution center with sustainable design features coming from London-based Battle McCarthy, also the landscape architect. The building will include sustainable features and technologies like roof-mounted solar panels, rainwater storage and energy-efficient lighting into the plan. Based on current US averages for traditional industrial space, the project would cost upward of $43 million.
A company spokeswoman tells GlobeSt.com that ProLogis has enough land in Zaragoza's distribution corridor to support 120,000 m2 [1.29 million sf] of buildings. The warehouse is ProLogis' second in the Zaragoza market, which has turned into a major distribution portal in the country. A 516,000-sf [48,000 m2] distribution center, situated about 15 miles from BSH's site, was completed earlier this year. It is leased for the long term to ARC International. It too is a sustainable design.
"The city is also on the forefront of sustainability, with customers increasingly requesting space that is built with minimal impact on the environment," Ranald Hahn, ProLogis' managing director for southern Europe, says in today's press release.
The building is one of the largest sustainable build-to-suits being developed by ProLogis in Europe. ProLogis first vice president Gustavo Cardozo says the BSH project "will not only establish a benchmark for the logistics sector in Spain, but across the continent."
Spain and Italy are at the forefront of a European trend for government-backed incentives to speed up production of energy-efficient appliances, according to BSH in its May 1 earnings report. The 40-year-old company has 44 factories in 31 locations in 15 countries--and it's expanding in several markets. "We expanded against the prevailing market trend, as our corporate strategy, which is geared toward sustainable and profitable growth, proved its merits," Dr. Kurt-Ludwig Gutberlet, BSH's CEO, said earlier today at a press conference marking the milestone year.
