The claims group will move into Crossings II at 5501 LBJ Frwy. in July or August, according to Jeff Ellerman, executive vice president for Dallas-based Staubach Co. "They shopped the market, but it's right there within walking distance," he tells GlobeSt.com. "It's just an expansion of their headquarters facility due to growth and it's a very convenient location for them."
The North Texas Data Exchange shows the 297,481-sf Crossings II has 211,102 sf of available space. It is being marketed for $18 per sf on an annual basis plus electricity by Thompson Realty Corp.'s Barbara Bennett and Art Kline. The asset is owned by Laurel Property Association LP of Dallas.
The Republic Group's headquarters is 5525 LBJ Frwy., a 115,000-sf structure that was sold in November 2004. Ellerman teamed with the brokerage house's vice president Jeff Staubach to negotiate the expansion lease.
