The project, on Rose Hill Road between Barnegat Ave. and Route 9 in this Ocean County community, will total 258 units at build-out. The initial phase includes all 107 townhouses slated for the project, and the subsequent phases will add 52 rental apartments and 99 single-family homes. The 52 rental apartments will be affordable housing units that will help the town meet its state-mandated affordable housing goal.
And a number of the townhouse units were sold during preconstruction, Walters marketing and sales manager Pamela Schuster tells GlobeSt.com. "This will be a beautiful, well-planned community," she says. "We're very encouraged by the good amount of traffic we're getting."
And Walters Homes is developing Whispering Hills with Silver LEED certification for the entire community as a goal. "LEED-certified townhomes offer residents a healthier and a safer living environment," Edward Walters Jr., president of the Walters Group, tells GlobeSt.com. His company, in general, has adopted a green agenda for its mixed-use, multifamily and single-family projects.
"We think there are a lot of environmentally conscious buyers who will come to this project because of that," he says. And in response to the current state of the housing market, Walters is also offering buyers what it terms a "lowest price guarantee" on the base price of each new townhome. The company will adjust its sales contract if the base price for one of its townhouses decreases from the time a buyer signs an agreement to the day of closing.
"It's intended to help them protect the value of their investment," Walters says, "and to ease their concerns about the fluctuating prices in the current housing market."
