Simon Readies Expansion for $245M Domain I

AUSTIN-Ground breaks in June on Domain II: 631,000 sf of retail, 75,000 sf of office, 411 apartments and 340-key Westin. The expansion phase delivers in November 2009.

AUSTIN-With ICSC in full swing in Las Vegas, Simon Property Group Inc. has unveiled plans to break ground in June on the second phase of the Domain, adding 631,000 sf of retail, 75,000 sf of office, 411 residential units and a 340-key Westin to the mix. The expansion cost isn’t available, but it most likely will match or surpass the $245-million tab for phase one.

The 30-acre phase one at 11410 Century Oaks Terrace opened in March 2007. Domain II, set to rise on the developer’s 27-acre balance, will be anchored by a 200,000-sf, three-story Dillard’s, 80,000-sf, two-story Dick’s Sporting Goods and eight-screen Village Road Show Gold Class Cinema, all names previously released to the public. The new names for the all-star lineup include Maggiano’s, BJ’s Restaurant & Brewhouse and Fleming’s Prime Steakhouse & Wine Bar.

“From our perspective, this is reinforcement of the success Domain I has been,” a spokesman for the Indianapolis-based Simon Property Group, tells GlobeSt.com, “and we’re capitalizing on that with phase two.” The second phase will come on line in November 2009.
