AMB Liberty Logistics Center, a former brownfield site on the west side of Newark Liberty International Airport, saw the largest lease, when Mimeo.com took 75,000 sf. The 191,000-sf, nine-acre property was completed in March 2008. The site, which once housed a pharmaceutical plant, underwent extensive remediation after AMB acquired it in 2006. The building incorporates steel, bricks and concrete from the previous structures on the property and includes several sustainable features, such as precast panels for insulation that help make the building more energy efficient.
In addition to its proximity to the airport, Liberty Logistics Center is only two miles from Port Newark/Elizabeth and has direct access to I-78. According to AMB, this is the first major new distribution center to be built in this submarket since 2006. Robert Kossar and David Knee, executive vice presidents of Jones Lang LaSalle, and vice president Chris Hile are the exclusive leasing agents for the property.
Target Logistics preleased 69,000 sf at the AMB Portview Commerce Center in Elizabeth. The property, which features direct access to Port Elizabeth, is a joint venture project with Elizabeth-based Portview Properties LLC. The deal was brokered by Tom Monahan, senior vice president of Colliers Houston adn the exlusive leasing agent for the property.
Phase I of the Portview Center was completed in March 2008 and consists of a 144,000-sf distribution center. When complete, the Portview Center will house three buildings totaling 358,000 sf. Phase II is scheduled to begin in the first quarter of 2009 and be completed in the fourth quarter of that year.
Like the Liberty Logistics Center, Portview has been designed with sustainable features, including the insulation panels and clerestory windows to bring in natural light. Both Portview and Liberty were designed by KSS Architects LLP of Princeton, NJ. WW Grainger signed the first lease, for 25,000 sf of building one, in early March.
The final lease, for 39,000 sf of the company's Highway 17 building in East Rutherford, was signed by AMCO. Once again, Robert Kossar of Jones Lang LaSalle was responsible for the lease. Like the other properties, the 150,446-sf Highway 17 features easy access to Newark Liberty International Airport, the port and Manhattan. The property was purchased by AMB in 2002 and fully redeveloped in 2005.
