Appian will convert and renovate 50,000-sf of the 80,000-sf structure into disaster recovery space, installing a new HVAC system, independent energy/power systems, new raised floors, and other architectural improvements. It is the latest contract in the company's pipeline, Dan Gonzalez, managing partner, tells GlobeSt.com.
The firm originally launched with a $350 million pipeline, projects mainly from former clients. In the meantime, it has added several new projects that are either in the design stages or will be breaking ground shortly, he says. Dirt will be moving in August on Madison Square, a $35 million, mixed-use office and residential project in Gainesville, VA.
In Spotsylvania, VA, the company is developing an 80,000-sf medical office that is part of the Health Corp. of America's 120-bed hospital there. That project is in the design phases, Gonzalez says. Another new project in the design phase is a 75,000-sf, multi-story office in Woodbridge, VA. A local partnership owns that building and is in discussion with some tenants about pre-leases, Gonzalez says.
Other projects underway include Westpark Corporate Center, a 100,000-sf office in Fredericksburg; Innovation Executive Center in Manassas, a 640,000-sf office /flex development; a 250,000-sf office/retail development called Village at Heathcote in Haymarket; Offices on Park Avenue, a 32,000-sf office condo development in Falls Church; Interstate Overlook, a 150,000-sf office/flex development in Woodbridge; Discovery Center 1, otherwise known as Mediatech, a 110,000-sf build to suit project, in Manassas; Discovery Center 2, a 80,000-sf office development in Manassas; and the Virginia Department of Forensic Science, also in Manassas.
