A source with Robert Half tells GlobeSt.com the move will allow the company to consolidate local operations now housed in five leased buildings totaling 220,000 sf in Pleasanton, only two of which are located adjacent to each other. Its existing leaseholds are located within the 854-acre Hacienda Business Park and are leased from Britannia Business Center. There will be little to no overlap in the lease terms, she says.

The asking rate for office space in San Ramon ranges from $27 to $36 per sf per year. Sunset Development SVP Ed Hagopian declined to specify the asking rate for Sunset's space but did say they are careful to be neither the least expensive nor the most expensive in the market.

The Robert Half lease comes on the heels of several other smaller office leases at Bishop Ranch in the past 60 days, including a 23,000-sf lease by Chubb Insurance, a 22,000-sf lease by Edgewood Insurance, a 19,000-sf lease by Del Monte Foods and a 12,000-sf lease by the UC Davis Graduate School of Management, which is moving its MBA program there. The leases lowered availability in the 5 million sf Sunset owns there to approximately 10%, Hagopian says, adding that "when that vacancy is spread over 40 buildings it's not a lot."

Bishop Ranch, mainly an office development, is home to over 500 companies, 40 of them Fortune 500 companies, including the world headquarters of Chevron, which occupies about 2 million sf. The office space consists of mainly five-story buildings clustered in complexes of two or three buildings. Bishop Ranch also includes hotels and retail space, and will be getting a lot more retail in the years to come. Hagopian tells GlobeSt.com that Sunset is planning for a "city center" project on undeveloped land within Bishop Ranch that would include 650,000 sf of retail "in the near future."
