Gary Drumheller, director of operations of Hudson Valley Crossings LLC, says that the recently formed firm acquired the 138-acre property in Orange County from Opus Corp. on April 14. He did not provide any further details on the sale except to say that the parcel was traded with all approvals in place for the new development.

Drumheller, who attended the Orange County Partnership's MVP Breakfast in New Windsor on Tuesday morning, told GlobeSt.com it has not been determined as yet, if the project will be done in phases or all at one time. "Right now there is a lot of activity on the project and we could build out all of the 1.2 million sf at one time," he added. The total cost of the project is estimated at about $50 million.

He says the tenant pipeline currently ranges from 600,000 sf to the full 1.2 million sf, although he admits that discussions with tenants are in the "very preliminary stages."

The groundbreaking on June 25 will be for the site work, which should take about nine months. Drumheller says that he is hopeful to begin construction on the industrial buildings before site work is completed.

The Orange County Partnership, the lead economic development agency for Orange County, honored Lancaster Development and the New York State Department of Transportation for completing a more than $50-million project that now provides direct access to Stewart International Airport from I-84. The project is believed to be critical for the future development of the airport and surrounding properties.
