"This is the first LEED-certified building that we've got completed, and have more in the pipeline," Kurt Nelson, senior vice president and regional development officer for IDI's Memphis office, tells GlobeSt.com. The company has already started on Building A at Crossroads Distribution Center, which is a 452,715-sf facility also designed for LEED certification.
"Sustainability has been part of our company's culture since the beginning," says Nelson. "IDI as a whole is committed to utilizing green practices over the long term, and receiving our first LEED certification in Memphis is a testament to our dedication at the local level as well."
The company is currently seeking a tenant that is concerned about sustainability and willing to pay a higher price in rent for the significant energy savings offered at the facility. Building F offers a 20% energy savings versus a base model of industrial space. It also boasts sustainable irrigation and plumbing designed to reduce water consumption in the building by at least 50%, improved air quality due to the use of low-emitting materials in construction, and a recycling program that sent 50% of construction waste to recycling facilities.
"It was challenging in that it's not something we had done, or that many had done," Nelson admits, pointing out that several designers have built sustainable office buildings, but not many have built industrial. "It forced us and our designers and contractors to look at how we can do things more effectively from an environmental standpoint."
