FORT LAUDERDALE-Indianapolis, IN-based Lauth has begun development and construction of two class A medical office projects totaling 113,500 sf here and in New Port Richey. Both buildings, the values of which have not been disclosed, are set to open in one year.

Imperial Point Medical Arts Pavilion in Fort Lauderdale, being developed in partnership with Broward Health, is set to include 68,500 sf of medical office space in custom-designed suites. The building site is located on the campus of Imperial Point Medical center at 6401 North Federal Highway, an area that has not seen new class A medical office space for at least 30 years, says Brent Barnes, vice president of healthcare development at Lauth's Orlando office.

The new building is part of Broward Health's long-term plan for growth in that area, Barnes tells GlobeSt.com of the South Florida public health system, touted as one of the five largest in the nation. Deborah Fink with NAI Rauch Weaver Norfleet Kurtz & Co. in Fort Lauderdale will lead the marketing efforts for the physician space.

In New Port Richey, Lauth's Medical Arts Building will be a freestanding structure with an enclosed connector to Morton Plant North Bay Hospital. The 45,000-sf building, located at 6600 Madison St., will also feature custom-designed suites and is part of the hospital's $49 million expansion plan.

"They wanted to provide the physicians with new class A medical office space on the campus right beside a new patient tower that is also currently under construction," says Barnes. "We're supporting the hospital in their strategic goal to help maintain and recruit physicians." Scott Dunkle of Lauth's Orlando office will market the New Port Richey space.
