The tenant, which distributes sockets and screws, is a subsidiary of Ta Chen International Corp, which is headquartered in Long Beach, CA. The term of the lease is seven years, a representative from Seefried tells GlobeSt.com.
The 112,000-sf distribution and warehouse building was constructed by Oak Brook, IL-based Krusinski Construction Co. on a speculative basis for Seefried, says Stephen Moeller, who was the project manager with Krusinski. The estimated cost to build the facility, not including acquisition costs or the cost to demolish an existing building, was approximately $4.5 million, Moeller tells GlobeSt.com. The building, on 6.2 acres, has 18 exterior docks, six-inch reinforced slab flooring and 133 parking spaces. Jeff Lycan, with Krusinski, was the project superintendent. Heather Groll and Michael Baumstark, with Itasca, IL-based Cornerstone Architects Ltd., were the project architects.
