ABC Restaurant Equipment's primary distribution point, roughly 10,000 sf too, is 5150 Boyd Blvd. in Rowlett, 20 miles northeast of Dallas and 32 miles from the just-leased 259 Gilbert Circle. "People are going to have to streamline operations and cut costs. And, they will be more efficient with centrally located facilities," Tim O. Terrell, executive vice president and partner of Dallas-based Stream Realty Partners LP, emphasizes to GlobeSt.com. He and associate Travis Sapaugh led the ABC search and negotiations, bargaining against building owner Jeff Mercer of the Mercer Co. in Dallas. The building was marketed at $5.50 per sf gross on a lease basis.
Terrell says the deal went full cycle in 60 to 90 days. "When we saw this, we honed in on it and cut a deal," he says. The end result for the quick fill-in was a three-year lease, with the North Texas-based tenant now moving into the building after some minor retooling, he says.
