The move to 10300 Sanden Dr. will coincide with a lease expiration at the 226,411-sf warehouse at 3737 Grader St. in Garland, according to Dan Lawson, marketing director for Dallas-based Proterra Properties Inc. The tenant rep tells GlobeSt.com that the short list was down to three locations after a full search of the northeastern tier for expansion space in a fast-moving deal that hit the street in recent months as an expiration hung overhead for Speed FC's existing lease and its 13,000-sf neighbor hunkered down on a renewal option.

"When people knew it was a real deal, they reacted accordingly," Lawson says. "Everyone was trying to get them." Speed FC, a distributor of apparel and luggage, last year leased 300,000 sf at 107 Heritage Dr. in Pataskala, OH near Columbus from Denver-based ProLogis and has filled nearly all of the Grader Street building for several years.

Lawson says ProLogis' Northgate 18's upper hand is frontage on three streets--Sanden, Grader and Regency Crest Drive--and the Dallas address. The cross-dock, being outfitted with 13,000 sf of office, has 32-foot clear heights and 96 dock doors in all. Sitting on 14.6 acres, the one-year-old shell is being marketed for $3.30 per sf, triple net. Finish-out got underway in the past two weeks. ProLogis had associate Sarah Seeche in the local office negotiating the flat-rate deal.
