Executives with DP Partners, a unit of commercial real estate firm Dermody Properties, say Dole will occupy nearly half of the industrial building at 101 Clyde Alexander Lane in Pooler, less than a mile north of Interstate 16 and four miles west of the Port of Savannah. They add that the lease validates the developer's investment in new distribution facilities in the Savannah market.
"We had a wide variety of sites to select from in the greater Savannah area, and LogistiPort was one of the top sites due to its proximity to the fourth-largest container port in the US," says Scott Campbell, director of logistics for Dole Packaged Foods. He says the 20-employee center will distribute Dole products within a 500-mile area of the Southeast.
Michael Alderman, DP Partners' eastern region partner in Savannah, calls the Dole lease "a feather in the cap" of both LogistiPort and the city of Pooler. He says the landlord is in discussions with a significant number of prospects to lease the other 870,000 sf at the 72-acre park.
LogistiPort opened its buildings in May, with the building housing Dole's distribution site containing 347,280 sf and the other with 689,400 sf. DP Partners says the buildings are the first in the Savannah market and the entire Southeast to meet Leadership in Energy and Environmental Design (LEED) silver standards as set by the US Green Building Council.
Blaine Kelley, senior vice president of the Global Supply Chain Practice with CB Richard Ellis in Atlanta, represented Dole in the lease transaction, while Nathan Rogers, VP with CBRE's Jacksonville office, represented the landlord. Evans General Contractors LLC of Alpharetta built the distribution center, which was designed by York, PA-based TranSystems Inc.
