Bill Rogers, Jeff Liljeberg and Elaine Melonides, all with JLL, are representing the tenant in the lease negotiations. Kostecki and Steve Smith are representing Mesirow in the lease negotiations. The executive search consulting firm will occupy three and a half floors in the building. The tenant will house 350 employees on half of the 23rd floor and floors 24 through 26. The firm is now at 401 N. Michigan Ave., where it is leasing approximately 80,000 sf. The firm decided to move to 353 N. Clark because of "the efficiencies, the amenities (and) the new construction," Kostecki says. The company is expected to move into 353 N. Clark in June 2010, he tells GlobeSt.com.

The tower, which is being constructed in Chicago's River North community, is currently 80% pre-leased. Spencer Stuart will be "one of three lead tenants" in the building, Kostecki says. Locally-based law firm Jenner & Block LLP has a 383,000-sf, 15-year lease at the building. Mesirow has signed for 345,000 sf on floors four through 16 in the tower. Both firms had leases expiring in 2010. Jenner & Block will be relocating from the former IBM Building, located at 330 N. Wabash Ave., where the company has tenanted since the 1970s.

The building is scheduled to be complete next year. The asking lease rate is between $28 per sf and $32 per sf net, he says. The tower will have two restaurants, a cafeteria that will be run by Compas, and a health club, Kostecki tells GlobeSt.com. The tower will also have 200 underground parking spaces. The building was designed by Lohan Anderson and A. Epstein & Sons International.
