That approval covers a two-building spec project on 44 acres at South Washington Avenue and Centennial Avenue, less than a mile from Exit 6 of I-287 in Central New Jersey's Middlesex County. As currently planned, Piscataway Business Center 1 will amount to 307,800 sf, while Center 2 will be a bit smaller at about 231,000 sf. Both buildings will have 36-foot ceilings, and combined will have more than 550 parking spots.
"It is a project that is offering new industrial space to mid-size tenants in one of the country's most land-constrained industrial markets," says Andrew Mele, SVP of the Dallas-based TCC, in the firm's Conshohocken, PA office. "The location offers easy access to the New Jersey Turnpike, 35 miles from New York City, and it has proximity to the labor and consumer markets to the west."
With the two buildings nearly set to rise on spec, both are currently on the market for either sale or lease. To find users, TCC has given the assignment to CB Richard Ellis, with Mindy Lissner, Lou Belfer and Stacey Weinberg of the firm's East Brunswick office handling it. Current plans call for actual construction to start in the spring of 2009, according to Mele.
