Granite Plaza 290 is rising on a 6.5-acre tract at Texas 290's junction of Hempstead Highway, right at the future on/off ramp of Hempstead Tollway. The project consists of a 36,000-sf building at 10241 W. Little York Rd. and 48,025-sf structure at 10245 W. Little York Rd.

"We are talking to three or four solid prospects," Steven Carter, industrial director in Houston for Dallas-based Granite Properties, tells GlobeSt.com. "We are catching tenants who missed the opportunity to relocate to Granite Park and are now looking at Granite Plaza 290." And, he says the prospects want to be in their new spaces in first-quarter 2009. "It's a very good sign," he adds.

Granite Plaza 290 is two miles northeast of the four-building Granite Park, a 251,000-sf development that came on line at the 2007 close. The Beltway 8-fronting buildings, situated at 5353-73 W. Sam Houston Pkwy., already are 93% leased, according to Carter.

Carter predicts Granite Plaza 290's location will be the dealmaker, with direct access to Hempstead Tollway and a straight shot to the Galleria and Downtown Houston. Architects Plus of Houston has designed shallow-bay, showroom-type space for 50% or more office finish-out. Camden Construction Inc., also from Houston, is the general contractor. Carter's team is quoting $11.25 per sf, triple net and $22 per sf for the tenant-improvement allowance.
