Bill Heim, executive vice president, and associate Eloy Covarrubias, of Lee & Associates' Ontario office, represented AMB in the lease at the AMB Redlands Distribution Center.
MGA Entertainment currently occupies a building in Rialto at 1464 Merrill Ave., but plans dual occupancy until December, when the company will move all its warehouse operations to the Redlands facility, according to Covarrubias.
MGA Entertainment was represented by Les Small & Company. John Meyer, Scott Recknor and Kim Snyder of AMB were also involved in the negotiations.Covarrubias views the lease as an expression of confidence in the Inland Empire market, which he echoes. "It's a great shot in the arm to the Inland Empire market," says Covarrubias. "Just in the last couple of months we've seen an increase in market activity, and I think you'll see a lot more industrial market movement in the next couple of months."
The AMB Redlands Distribution Center is a 1.3 million sf building that MGA Entertainment will share with an existing user. The distribution center, believed to be the largest building along the I-10 corridor, was built in 2007.
This distribution community, which harbors the goods directly from the ports of Los Angeles and Long Beach, is uniquely positioned to handle the continued growth from the Pacific Rim, says Covarrubias.
"There's still a large population in the Los Angeles basin, and that will always be a constant driver, and having the ports of LA and Long Beach in our back yard is also a plus," he says.
Since MGA's inception in 1997, the private company has continued to grow with the success of its Bratz Dolls line of toys. MGA Entertainment manufactures lines of proprietary and licensed products including toys and games, dolls, consumer electronics, home décor, stationary and sporting goods.
