[IMGCAP(2)]Hines and CalPERS Green Fund have their first tenant for the one-million-sf MainPlace, a 46-story trophy that got under way in August 2007. The 811 Main St. project will deliver in early 2011.
[IMGCAP(3)]The $190-million Houston Pavilions' 200,000-sf office tower will come on line in October. Local developers Geoff Jones and William Denton are working a 544,000-sf plan with 360,000 sf of retail and entertainment space on three CBD blocks.
[IMGCAP(4)]Trammell Crow Co. is poised to start a 910,000-sf campus for KBR Inc. on its 123-acre claim in the Energy Corridor. KBR's space will be ready to light in 2010. The campus will take up half of the land, with the balance for additional office, retail and hospitality uses.
[IMGCAP(5)]Core Real Estate LLC has planted Dow Chemical Co. into 280,000 sf of its 343,521-sf Plaza at Enclave at 1254 Enclave Pkwy. The Energy Corridor project will be done in August or September.
[IMGCAP(6)]Transwestern Houston is under way on the first of two towers for the 700,000-sf Eldridge Oaks in the far west submarket. The $85-million phase one is rising as spec, with delivery planned for September 2009.
[IMGCAP(7)]Behringer Harvard REIT I Inc. began work in March on the 303,000-sf Three Eldridge Place to expand its 518,746-sf, two-building footprint in the Energy Corridor. The spec project, with a development tab of nearly $77 million, will deliver in 2009.
[IMGCAP(8)]Midway Cos. has a 121,993-sf office building rising in the $500-million CityCentre, a mixed-use plan with 1.1 million sf and ultimately 475,000 sf of office space. Work wraps up in August on phase one at 800 Town & Country Blvd.
[IMGCAP(9)]TCC and Principal also are developing the 630,000-sf Energy Center I and II for their office development fund. The buildings, rising on 9.4 acres, are slated to deliver in January 2009.
[IMGCAP(10)]Mack Haik Development LLC kicked off its 428,979-sf Energy Tower II with a 326,000-sf prelease from Technip USA. The Energy Plaza Office Park expansion, which began in January, will be ready to light in fall 2009.
[IMGCAP(11)]Granite Properties is planning 500,000 sf of office for additional land purchases in the Woodlands area. Its 318,551-sf Granite Westchase II at 10350 Richmond Ave. is among this quarter's deliveries.
[IMGCAP(12)]Dienna Nelson Augustine Co. will deliver a $100-million addition to Westway Park in December. DNA Westway II is a 10-story with 240,510 sf at 4425 W. Sam Houston Pkwy. and DNA Westway III at 4424 W. Sam Houston Pkwy. is a three-story design with 181,813 sf.
[IMGCAP(13)]In the Woodlands, Stream Realty Partners LP has broken ground on a 180,000-sf building, the first of three for the 500,000-sf Stream Office Center. The class A office is slated for completion in September 2009.
