The Houston-based Kinder Morgan division occupies 8825 and 8827 Mississippi St., a warehouse and manufacturing combo positioned on 4.5 acres. The grade-level buildings are 33,975 sf and 53,856 sf, with clear heights from 16 feet to 30 feet.

"Our buildings in the ship channel area, especially this size, are extremely tight," B. Kelley Parker III, executive vice president for Cushman & Wakefield of Texas Inc., tells GlobeSt.com. "This is a 'plain Jane' renewal." The complex's owner, led by trustee Don L. Tuffli, also has the next-door building and it too is fully leased, according to Parker.

The C&W team for Kinder Morgan's direct deal included senior director John F. Littman, Coe Parker and Jon Farris. Comparable space in the submarket is tagged at 30 cents per sf to 35 per sf, gross.
