The New York City-based DMJM Harris was represented by Joseph Sarno of Cushman & Wakefield's Edison, NJ office, and Ness Hamaoui of Cushman & Wakefield of California Inc. Mack-Cali was represented in-house by senior director of leasing Toni Casiano. The lease carries a term of 10 years; further details were not released. The complex's remaining availability of approximately 90,000 sf is currently listed with asking prices in the $18.50 to $21 per sf range.

"We're delighted that DMJM Harris has chosen a Mack-Cali property for its consolidation," says Mitchell Hersh, president and CEO of the Edison, NJ-based company, in a statement. DMJM Harris, a subsidiary of Los Angeles-based AECOM Technology Corp., currently has two offices in Central New Jersey.

"We continue to strive to provide workplaces for a diversity of businesses," Hersh says. "We look forward to building a successful long-term relationship with this new tenant."

Mack-Cali acquired the complex, consisting of two, two-story and two, three-story interconnecting buildings in mid-2004 as part of a 13-building, 2.5 million-sf deal with AT&T. The complicated transaction involved a series of leasebacks, lease extensions and lease obligation assumptions relating to AT&T properties in New Jersey and New York.

The portion of that transaction involving 30 Knightsbridge Rd. included a 10-year, seven-month leaseback for part of the complex, and a short-term leaseback for additional space by AT&T, combined adding up to about 275,000 sf. And in Q3 2005, managed healthcare provider QualCare Alliance Networks took another large block of space off the market when it leased nearly 100,000 sf in a headquarter relocation from another nearby site.

For its part, DMJM handles the transportation side of AECOM's engineering, project management and construction business. The firm specializes in transit/rail, highways and bridges, marine and airport infrastructure, as well as energy projects.
